68 King William Street is BMP's first London development and the project that most fully expresses the firm's approach: identifying a tired but architecturally significant building in a prime location, securing the operators who will define its character before deploying capital, and bringing in institutional partners to fund the transformation.
The building was previously occupied by a House of Fraser department store no longer commercially viable. BMP recognised the opportunity to reposition it as a mixed-use, hospitality-led City of London asset — one whose food and wellness anchors would enhance the workplace experience for office occupiers, draw the wider public in, and generate a more diverse and reinforcing income stream.
Before acquisition, BMP secured two anchors: Corbin & King, the hospitality group behind The Wolseley and The Delaunay, and PureGym, the UK's leading gym operator. With the experiential anchors in place, the investment story was fundamentally de-risked.
Ares Management subsequently provided joint venture funding to complete the acquisition, with Spaces taking the entire office component on a lease agreed shortly thereafter.
BMP led the project through planning approval for change of use and a comprehensive refurbishment. The completed building is a distinctive mixed-use City asset that has attracted multiple unsolicited approaches from buyers seeking trophy commercial property in the heart of London.
